Increasing Property Value

When selling a home, first impressions are of utmost importance.  The market is not the only influential factor determining whether or not you recieve your asking price.  The appearance and condition of the property are major factors affecting the final sale price.  

Here are some simple solutions to make your home more appealing to buyers:

Outside

-Curb Appeal: More than half of all houses are sold before buyers even exit their cars.  Stand across the street from your home to see what potential buyers see and take appropriate action to make it more appealing.

- Sweep front walkway

- Repaint front door and door hardware

- Repaint house numbers

- Repaint mailbox

- Ensure doorbell works

- Repaint or replace stair railings

- Do some landscaping

- Cut garden beds so they are well-defined

- Add a few showy accents

- Check foundation, steps, walkways, walls, and patios for cracks

- Inspect doors and windows for peeling paint

- Inspect and clean chimney

- Repair or replace loose or damaged roof shingles

- Remove newspapers, bikes, and toys from yard

- Park excess cars away from property

- Trim bushes and trees

- Apply fresh, clean paint

- Clean all windows and window coverings

- Keep plumbing and appliances in working order

- Maintain all sealants in good condition and repaint or repair loose siding and caulking

- Keep garage door closed 

- Ensure roof and gutters are clean and in good, working condition

- Mow the lawn

Inside

- Open drapes and turn on lights to brighten up rooms

- Play soft music 

- Keep pets away and pet area clean and odor-free

- Secure jewelry and remove all cash, valuables, and prescription medication from view

- Enhance each rooms spaciousness.  Put away collectibles and remove all clutter so buyers can envision their own belongings in the home.

Important Reminders

Buyers tend to feel more comfortable if the owners are not present.  If people unaccompanied by agents request to view the property, give them your agents contact information so they can make an appointment when you are not there.  Leave numbers where you can be reached if out of town.

Fair Market Value

Supply and demand have an impact on what a buyer will pay and what amount lenders will finance.  Fair market value is the likely price a ready, willing, and able buyer is willing to pay for a property when:

- The property is offered for sale on the open market

- The property is marketed for a reasonable period of time

- The buyer has a complete understanding and knowledge of the property

- Neither the buyer nor seller is under abnormal pressure
